Richmond Industrial Centre
Omicron is provided development, design, construction and project management services for this multi-year project that started life as a construction and demolition debris landfill. It is soon to become the largest business park campus in the history of Metro Vancouver. In 2020, Business in Vancouver magazine named Richmond Industrial Centre (developed and owned by Montrose Properties) the largest commercial / industrial development to start construction in BC. Since 1980, the site of Richmond Industrial Centre has been an operating landfill owned and operated by Ecowaste Industries Ltd. In 2010 they partnered with Omicron to develop the landfill into a state-of-the-art industrial park comprising 12 buildings totalling 3 million sq.ft.
Building 1: 200,000 sq.ft. with 32ft clear height was the first building at Richmond Industrial Centre occupied by Worldpac Canada. It was built at the height of the pandemic, and delivered on time and on budget. Construction of the building and tenant improvement were completed concurrently.
Building 2: 270,000 sq.ft. building which Coca-Cola’s new distribution facility occupies 230,000 sq.ft. and brings together multiple operations across Metro Vancouver into a single, centralized facility designed for performance, efficiency, and long-term adaptability. The new two-storey office fit-up includes fleet service and storage areas, repack facilities, and warehouse upgrades to support modern operations. Omicron worked closely with Coca-Cola and its user groups to coordinate a phased occupancy strategy, ensuring a seamless transition from existing sites despite permitting delays and site challenges.
Building 3: 504,400 sq.ft. first Wayfair distribution centre in the Pacific Northwest. The scope of work included a two-storey structural steel floor system to accommodate new offices, training rooms, driver lounges, and support spaces. In addition, Omicron coordinated the phased fit-out of the warehouse space to ensure seamless integration and functionality. By integrating the tenant improvement work with the base building construction, we optimized cost efficiency, avoiding unnecessary scope duplication while ensuring a streamlined process.
Building 4: 385,000 sq.ft. industrial facility for Canadian Tire. This expansive space integrates warehouse, office, workshop, and operations areas, tailored to meet the clients diverse operational requirements. The fit-out included the installation of a Very Narrow Aisle (VNA) racking system and provisions for an advanced Attabotics warehouse automation system, highlighting the project's focus on modern logistics and efficiency. A unique challenge was managing the building fit-out concurrently with the completion of the base building systems and site work. Omicron's team worked closely with stakeholders to integrate the required tenant modifications into the mechanical, electrical, and plumbing (MEP) systems without disrupting project timelines. This approach ensured a seamless transition from base building completion to tenant-specific enhancements.
