Confidential Client - Two Phase Tenant Improvement
This two-phase tenant improvement project transformed an active industrial warehouse into a modern, flexible workspace. The scope included developing new office areas on the ground floor, integrating existing mezzanines, and incorporating specialized features to support employee well-being and operational efficiency.
Key design elements included large breakrooms, modular and demountable partitions, operable walls, and dedicated wellness spaces such as an interfaith room, lactation room, gym, and yoga studio. Both phases required meticulous planning and sequencing due to limited mezzanine access, materials had to be stair-carried or lifted before the first floor was built out.
Construction occurred while the warehouse remained partially occupied, necessitating full-height scaffolded hoarding to separate office and warehouse areas. Additional coordination was required for life safety systems, including integration with the base building methane liner recovery system.
