Omicron Development Ltd. (Omicron) is the developer of Allandale District™. The project has revitalized a previously unused brownfield area and former gravel pit into a vibrant industrial, commercial, and retail hub. Positioned at the intersection of Veterans Memorial Parkway and Allandale Road in Colwood, this purpose-built mixed-use center has not only introduced new job opportunities and community services but also serves as a catalyst for the area’s future expansion.

Lot A: Omicron partnered with Lotus Capital to develop Seaspan Victoria Shipyards in Lot A. We employed our integrated delivery approach and provided development management, design, engineering, construction management, and leasing services. Consolidating operations from multiple sites required careful planning and a detailed stakeholder management strategy to accommodate existing operators accustomed to separate locations.

Lot C: In collaboration with NWRE and Lotus Capital, Omicron developed Wildcat Industrial in Lot C, an advanced light-industrial complex. The project faced challenges, such as using insulated tilt-up panels, variations in grade levels, and designing retaining walls. Meticulous planning was essential for managing the smaller footprint buildings, especially in dealing with numerous stacked panels. Issues like unsuitable fill during earthworks were resolved, and the team demonstrated expertise in navigating the complexities to complete the project successfully.

Lot 3: Glenoak Ford, the sole Ford dealership in the Western Communities, requested a $2M service garage expansion midway through construction. Effective coordination with architects, trade contractors, and the City of Colwood enabled seamless integration of the addition without delaying the main dealership’s delivery. The new service bays were completed just a few months later.

Omicron’s construction sequencing plan optimized a limited subcontractor and material supplier pool to maximize our client’s purchasing power and reliably turn over spaces on time to accommodate the multi-phased move in of the users. These projects exemplify Omicron’s expertise in overcoming challenges, integrating community feedback, and delivering strategic solutions through collaborative approaches.
